Island-wide home sales: +11.2% YoY; highest level in 3 years (YTD 2025)
Island-wide home median: $1,200,000, +10.3% YoY
Island-wide home inventory: +46.4% YTD; 49.5% below pre-pandemic levels
Island-wide villa sales: -15.5% YoY; lowest level in 11 years (YTD 2025)
Island-wide villa median: $513,500, -1.2% YoY; first negative mid-year reading in 8 years
Island-wide villa inventory: +36.2% YTD
Sea Pines home sales: +22.4% YoY; swiftest pace in 3 years
Sea Pines home median: $1,592,500, +19.0% YoY

National context: Island home sales pace dropped 35.2% from Q1 to Q2 yet YTD gains remain in double digits


We’re pleased to let you know the real estate market on Hilton Head Island is performing admirably well with home sales this year, but villas have tacked out of the wind and their sales have gone slack.

What’s been a pleasant surprise to 2025 is the strength of home sales on the island. Even with the pace of sales dropping by 35.2% from Q1 to Q2, sales transactions, along with prices, are still up by double digit gains this year. In fact, home sales on the island are at the highest level in the last 3 years.

Unfortunately, the villa market is struggling. Sales transactions on the island, year-over year, are at their lowest level in 11 years and mid-year prices are negative for the first time in 8 years. The median sales price had gained 7.5% through Q1 but it’s now underwater by 1.2% at the end of Q2.

It’s hard to say exactly why the villa market is slumping as it is. But it could be a combination of a negative spillover effect coming from the Florida condo market, or folks looking to exercise more control of their operating costs with a home more so than a villa, or possibly, the desire to bypass the villa market altogether and jump right into a house with the extra elbow room and privacy they afford.

Villas shouldn’t be overlooked. They’re often located in some of our most beautiful settings, have stunning million dollar views, and sell for a fraction of the price of a home. Villas can also be the easiest form of ownership for folks who like a “lock and leave” concept to managing their property. Historically, villas have served as an excellent stepping stone onto the island’s real estate market because they’re a less expensive way to test drive your commitment to the island. In any case, there are some deals to be found in this segment.

A Look at the Numbers

Q2 2025 Hilton Head Island Home Market Performance
Home sales island-wide are up 11.2%, year-over-year, and the median sales price has risen 10.3% to $1,200,000. Inventory has increased 46.4% this year but still remains 49.5% below pre-pandemic levels.

Q2 2025 Hilton Head Island Villa Market Performance
Villa sales island-wide are down 15.5%, year-over-year, and the median sales price has fallen by 1.2% to $513,500. Inventory has risen 36.2% this year.

Q2 2025 Sea Pines Home Market Performance
Home sales in Sea Pines are up 22.4%, year-over-year, and the median sales price has increased 19% to $1,592,500. Transactions are running at their swiftest pace in 3 years. Inventory has increased by 53.6% this year but still remains 47.9% below pre-pandemic levels.

Villa sales in Sea Pines are down 7.6%, year-over-year, and the median sales price has decreased 8.6% to $742,500. Sales are at their lowest level in the last 11 years. Inventory is up 6.2% this year but remains 76.3% below pre-pandemic levels.
