We’re delighted to let you know the real estate market on Hilton Head Island is doing remarkably well this year. Business picked up speed with home and villa sales during the spring season and it continued to sail along through the summer.
The acceleration in sales was set in motion as interest rates began trending down this year. The pace of homes sold Island-wide increased from a gain of 11.2% YoY at the end of Q2 to a rise of 15.2% by the end of Q3. Home sales around the country are about 26% below pre-pandemic levels but on the island they’re running 12% behind 2019 levels.
The tides may finally be turning for the Island’s villa market. Instead of sales being underwater by 15.5% year-over-year as they were at the end of Q2, sales are now down by 6.3% at the end of Q3. An incoming tide lifts all boats and hopefully that shift has begun. Villa sales are lagging 29.2% below our 2019 levels.
Sea Pines saw a significant improvement in the pace of home sales from the second to the third quarter. Closed sales increased from a gain of 22.4% YoY at the end of Q2, to being up 36.7% at the end of Q3. Sales have finally broken above pre-pandemic levels by 3.9%.
Villa Sales in Sea Pines were negative 7.6% at the end of the second quarter but over the summer, sales turned around and posted a positive 5.4% gain at the end of Q3. Sales are still 11.3% below 2019 levels.
After three painfully slow years for real estate transactions around the country, buyers are returning to the market as inventories rise and interest rates look set for further cuts. And with a good running start, the real estate market on Hilton Head Island is poised for even better days ahead.
A Look at the Numbers
Q3 2025 Hilton Head Island Home Market Performance
Homes sold island-wide are up 15.2% YoY and the median sales price increased 8.8% to $1,197,500. Inventory has increased 32.7% this year but still remains 54.2% below pre-pandemic levels. NAR reports that through August, prices have risen 2% and home sales nationally are up 1.8% YoY. But for homes priced at or above $1 million, sales are up 8.4%.
Q3 2025 Hilton Head Island Villa Market Performance
Villas sold island-wide are down 6.3% YoY and the median sales price decreased by 1.8% to $500,000. Inventory has risen 35.4% this year.
Q3 2025 Sea Pines Home Market Performance
Homes sold in Sea Pines are up 36.7% YoY and the median sales price has climbed 24.9% to $1,722,500. Inventory has increased 26.8% this year but remains 59.6% below pre-pandemic levels.
Q3 2025 Sea Pines Villa Market Performance
Villas sold in Sea Pines are up 5.4% YoY but the median sales price has fallen 7% to $760,000. Inventory has gained 68% year but it’s still 62.5% below the beginning of 2020.
