Q1 2025 Performance Snapshot

Island-wide home sales: 222 closings, +16.8% YoY — most homes sold in 3 years

We’re pleased to let you know the real estate market on Hilton Head Island had a sensational start to 2025 and posted some of the best Q1 numbers we’ve seen in years.

Buyers exerted tons of energy into the market during the first 8 weeks of the year and the lions share of the numbers for Q1 were derived from this period. The early pop in the market activity produced the most homes sold on the island in the last three years with 222 house keys exchanging hands. It was also the largest Q1, year-over-year, gain in appreciation for island homes in the last four years with a price increase of 20.4%. Q1, 2025 made a nice run at 2021’s Q1 record high gain of 23.9%.

Sea Pines had their best start in the last four years with home sales jumping 41.4% over the prior year. The median sales price had the largest Q1 gain in the last 3 years. And unlike last year, high-end homes are back in vogue. The top 10 most expensively priced homes in Sea Pines sold for a median sales price of $4,925,000. That’s up 101% from last year’s top 10 at $2,450,000. And, the median sales price for the 10 least expensive homes to sell this year is 16.4% above last year’s 10 least expensive home sales.

The real estate market on the island is looking a little lopsided with buyers leaning towards homes over villas. Sales of villas on the island were down 18.8% from last year and the gain in median sales price for Q1 was the smallest in the last five years. Sea Pines witnessed the first decline in the median sales price for villas in the last five years and closed sales tumbled 27.7%.

With the decline in real estate sales over the last two years, it was presumed that a certain percentage of buyers had moved to sidelines due to high mortgage rates and higher property values. But with this year’s surge in home sales, it appears buyers have made peace with those two obstacles.

A Look at the Numbers

Q1 2025 Hilton Head Island Home Market Performance
Home sales on the island are up 16.8%, year-over-year, and the median sales price increased 20.4% to $1,250,000. The median sales price has gained 101.9% since the onset of Covid. Inventory remains 52.7% below where it began in 2020. There is 3.3 month supply of inventory on hand.

Villa sales on the island were down 18.8%, year-over-year, but the median sales price managed to gain 7.5% to $532,500. The median sales price has appreciated 107.1% over the last five years. There’s a 5 month supply for sale.

Q1 2025 Sea Pines Home Market Performance
Home sales in Sea Pines spiked 41.4%, year-over-year, while the median sales price rose 25.2% to $1,565,000. The median sales price has gained 138% over the last five years. Inventory remains 53.4% below where it began in 2020. There is 3.5 month supply of homes for sale.

Villa sales in Sea Pines sank 27.7%, year-over-year, and the median sales price dropped 7.6% to $752,500. The median sales price is up 122.9% over the last five years. Inventory is down 76.3% since the start of 2020. There is a 2.1 month supply of villas on hand.

Spring gives way to…

What Buyers and sellers didn’t take into account this year, at least not until late February, was how tariffs might impact the economy and their psyche. Both took a hit, and as buyers speculated on the worst, spring sales on the island rolled over by almost half, from the 4th week of February through the third week of March. However, strong spring sales rebounded in earnest the last week of March.

The lull in spring sales turns out to be good news and a gift to buyers as it contributed to more homes on sitting on the market. From the beginning of the year, the inventory for homes on the island has grown by 37.1% and has jumped by 46.3% in Sea Pines. Buyers now have more product to choose from than they’ve had in the last five years. With more homes and villas competing for buyers, and tariffs in the air, some sellers might find themselves on their back heels looking for an offer.

This sets up for an interesting year going forward. Buyer demand is at the highest level in years, inventory is increasing, there’s growing uncertainty in the economy over tariffs and interest rate cuts may or may not happen until later this year.

That’s a lot of noise and what-ifs for folks to filter through and it may lead some to put a pause on their plans. Others have tuned out the noise and are happily moving forward with their purchasing plans. Wherever you fall on this spectrum, the need for good counsel is more important than ever.
